Innovative Design Within a Historic Precinct

Located in the heart of the Fisherman’s Flat precinct in Queenscliff, this project was subject to stringent heritage regulations. Originally developed to house the town’s fishing community, the area enforces strict planning controls, including a prohibition on two-story construction and a maximum site coverage of 50%. With typical lot sizes ranging from 150 to 200 square meters, creating a home that meets modern living standards presents a significant challenge.

This project was a rare exception where demolition of the existing structure was permitted, allowing for a thoughtfully designed new build. By incorporating innovative space-saving solutions, we achieved a functional and efficient layout while respecting the site's historic character. Additionally, an existing onsite bungalow was integrated into the design, requiring the use of traditional construction techniques to ensure a seamless blend between old and new.

The result is a contemporary yet contextually sensitive home that harmonizes with the heritage fabric of Fisherman’s Flat while meeting the needs of modern living.
